A trust deed investment involves lending money to a borrower secured by real estate. It provides a fixed return on investment and is considered a safe investment option. Trust deed investments offer high returns, low risk, and a steady income stream.
Return
Return is dictated by the borrower's monthly payment, which range from 10-13% APY, interest only. Principal is paid at the end of the term via a balloon payment. Terms are typically 2 years, but sometimes have an extension request at the end of the term. Extension fees are split with investors 50/50, increasing overall return.
Loan Types
Second Source Inc is a broker of business purpose loans under the DRE (Department of Real Estate). All loans are secured by real estate in California, max out at 65% LTV (loan-to-value), and their portfolio consists of Residential, Commercial, or Raw Land real estate.
